Past jobs

A record of repairs we have actually carried out — what the problem was, what we did about it, and what it looked like when we finished. We add to this page as jobs are completed.

Every photograph here is from our own work. Nothing is staged and nothing is a stock image. Where a job involved more than one trade or more than one apartment, we have said so, because that is usually the part owners find hardest to arrange.

Balcony leak, epoxy regrout and water damage repairs

Leaking balconyEpoxy regroutWater damageWater testing

A stain had come through the ceiling of an apartment, and the cause was the balcony of the apartment above it. Two different owners, two different spaces, one leak running between them.

On the balcony we opened up the grout lines, stripped out the old sealant, laid epoxy grout over the top and resealed. In the apartment below we injected resin into the concrete, then cut out the water damaged fibre cement sheet and replaced it.

Then we water tested the balcony above. Only once it held did we make good and paint the ceiling below — there is no sense finishing a ceiling before you have proved the water has stopped.

Why it was handled as one job

Work like this normally gets split up: a waterproofer for the balcony, a tiler for the grout, a plasterer for the sheet, a painter for the finish, and the owners left coordinating all of them across two apartments. We carried out every stage ourselves, from the investigation through to the paint, as a single job with one point of contact.

The job start to finish — water testing the balcony, the leak tracking through the slab, resin injection, the tile work, and the ceiling below made good. Footage and photographs from the job itself.
